Overview
WG Wigginton Ltd delivered a long-term Security & Compliance Contract across multiple occupied residential estates in Harrow and Stanmore, covering 426 flats across a wide range of blocks and property types.
The project was led by Contracts Manager Jan Mrozek as well as resident liaison officers, with a strong focus on safety, access planning, programme control and regulatory compliance, while minimising disruption to residents during delivery.
What We Delivered
Fire Safety & Compliance Works
New flat entrance door sets for both tenanted and leaseholder dwellings.
Store cupboard door replacement set to improve fire separation.
Loft hatches at the top of communal staircases with FB locking.
Service duct access panels on communal staircases were replaced
LD2 fire alarm and detection systems within all tenanted and leaseholder dwellings.
Electrical
Door entry access upgrade and control systems throughout each block.
New Communal lighting with energy-efficient LED luminaires
Emergency lighting incorporating PIR movement sensors.
Building & External Works
Complete replacement of main entrance doors and side screens.
Main entrance letter boxes, including floor-mounted and stand-mounted units.
Vinyl flooring to ground floor entrance lobbies.
Adjustment of external entrance pathways to achieve flush thresholds and improve accessibility.
MetroSTOR (PBMT 2) external storage units at selected locations, including Alexandra Avenue and Beatty Road.
Results and Impact
The works delivered a safer, more secure and fully compliant living environment for residents, with strengthened fire compartmentation, improved early fire detection and enhanced emergency preparedness across all blocks. Security and access control were significantly improved, while upgraded communal and emergency lighting increased visibility, safety and energy efficiency. Accessibility improvements and refreshed entrances enhanced day-to-day usability and resident experience, while external storage solutions reduced communal clutter and improved overall estate management.
Resident & Staff Satisfaction
Resident feedback was positive, with over 90% satisfaction recorded across key areas including communication, programme timescales, quality of work, staff conduct, site management and health and safety. Overall project satisfaction was high, reflecting effective coordination, consistent standards and a positive resident experience throughout the works.
Social Value
We supported local skills development and employment by employing two apprentices undertaking Level 3 Electrical Installation qualifications and providing multiple full-time work experience placements, giving individuals hands-on exposure to site safety and trade skills. In partnership with Shaw Trust, we created inclusive volunteering opportunities for young adults with special educational needs, delivering planting and ongoing maintenance works that introduced over 150 shrubs and plants and improved communal green spaces. We also supported vulnerable groups through community donations and events, including contributions to a local food bank, hosting Christmas lunches and entertainment for elderly residents, and organising inclusive activities for disabled adults. These initiatives strengthened community wellbeing, promoted inclusion, and delivered lasting social and environmental benefits beyond the core works.
