Overview
WG Wigginton Ltd successfully carried out a large-scale electrical infrastructure upgrade for 1,432 flats across multiple residential blocks in the Royal Borough of Greenwich. The works focused on modernising the electrical infrastructure, improving energy efficiency, upgrading communal emergency lighting, and enhancing building security. All works were completed on schedule with minimal disruption to residents, resulting in a safer, more efficient and fully compliant electrical network in accordance with BS 7671 wiring regulations.
Our project team was led by Senior Contracts Manager Tony Owen, supported by project managers and our Resident Liaison Officers, ensuring consistent communication and smooth delivery throughout.
What We Delivered
New rising lateral mains providing individual electrical supplies to each property.
Upgraded electrical intake cupboards to house all the new electrical equipment, including the Ryefield Board, Glasgow Main Switch, Communal fuse board, Main Earth Bar and Surge Protection Device
Satisfactory EICRs achieved across all tenanted properties, valid for five years.
New and upgraded service connections delivered in coordination with UK Power Networks where required.
Thorlux communal and emergency lighting with intelligent control and automatic testing, ensuring ongoing compliance.
Enhanced security for residents by replacing outdated or non-functioning door entry systems and providing new handsets and main building entry fobs
Safe disconnection of the old electrical supply and livening of the new system, including communal area electrical safety tests.
Results and Impact
The upgraded installations now provide long-term safety, improved reliability and better energy efficiency across all buildings. Thorlux Smart Lighting with Auto Test technology have reduced running costs and made ongoing maintenance far easier. The modernised electrical infrastructure also means fewer future repairs and ensures full compliance with current electrical regulations, giving the borough a system that is fully future-proofed for many years ahead. Before the programme, many blocks had little or no functioning emergency lighting. The new emergency lighting system has greatly improved resident safety, while the upgraded door entry systems have provided more reliable and secure access for all households. Residents experienced clear communication, minimal disruption and consistently high-quality workmanship throughout the works. Our Resident Liaison Officers supported households with access arrangements, handled concerns quickly and provided additional help to vulnerable residents whenever needed.
Resident Satisfaction
Across four years of recorded feedback, satisfaction consistently remained between 92% and 98%, with extremely low dissatisfaction typically under 3%. Residents frequently praised the professionalism of engineers, the cleanliness of the work, and the quality of communication. Typical comments highlighted punctuality, politeness and a smooth, hassle-free experience.
Social Value
WG Wigginton delivered a wide range of Social Value activities throughout the project. Our teams supported nurseries, community centres, shared resident spaces and local public areas, offering practical help wherever it was needed.
We carried out regular clean-ups, removed waste, completed small repairs and provided extra labour to support caretakers, building managers and vulnerable residents. These tasks helped keep community spaces safe, clean and usable.
We also donated useful items, including a fridge, microwave and kettle for communal areas, as well as repurposed cable drums that residents turned into community resources. All deliveries and manual handling were carried out by our operatives at no cost.
